Full time position for Project Manager based in our Bentonville, Arkansas office. Six to eight years of construction experience with two to three years of Project Management experience preferred. This position will report to the Senior Project Manager or Director of NWA Field Operations.

Responsibilities include: 

Preconstruction / Estimating:

  • Schematic and Design Development Budget Estimates:
    • Solicit, Obtain, and Evaluate Subcontractor/Supplier Budget Estimates
    • Provide Scope Description and Schedule of Values with Each Budget Estimate
    • Track Budget Estimates against Project Budget
    • Identify Cost Issues and Potential Cost Saving Alternatives
    • Evaluate Potential Cost Saving Alternatives
  • Evaluate Alternative Systems or Materials
  • Evaluate Value Engineering and Possible Cost Saving Alternatives
  • Subcontractor/Supplier Pre-Qualification
  • Develop Subcontractor and Supplier Interest in the Project
  • Prepare Scope Sheets for Each Trade or Bid Package
  • Prepare Proposal Summaries for Comparison of All Bids for Each Trade or Bid Package
  • Bid Package Development, Analysis, and Award Guidelines
  • Identify and Schedule Early Bid Packages for Any Long Lead Delivery Items
  • Submit list of bidders early for review and approval.
  • Contact Local Subcontractors and Suppliers.
  • Contact Arkansas Subcontractors and Suppliers on our List of Bidders.
  • Contact Regional and/or National Subcontractors and Suppliers on our List of Bidders.
  • Contact Sales Reps and Manufacturer’s Reps to identify other qualified Subcontractors and/or Suppliers.
  • Send Bid Invitations to Potential Bidder’s List
  • Distribute All Bid Documents
  • Requests for Information (RFI) in Bidding Process.
  • Facilitate/Conduct Pre-Bid Conferences for Major Trade Packages
  • Facilitate/Conduct Bid Openings
  • Evaluate All Bids and Resolve Any Scope Discrepancies
  • Submit Final Tabulation of Bids
  • Establish and Submit Guaranteed Maximum Price, Scope Description, and Clarifications
  • Assist with plan review process (with City)
  • Assist with obtaining permit

Project Management (During Construction): 

  • Regular Project Meetings with the Owner and Design Team
  • Price and submission of all PRs, ASIs, and RFIs to owner and design team
  • Submit Tracking Log with Status of Potential Change Orders
  • Issue Subcontracts and Purchase Orders to the Successful Bidders
  • Establish and Maintain Cost Controls in our Accounting System
  • Review and Approve All Invoices and Subcontractor Payment Requests
  • Review Subcontractor Lien Waivers, Third Party Obligations, and Third Party Lien Waivers
  • Review Building Systems and Details for Constructability throughout Construction
  • Supporting field staff with daily management & coordination of subcontractors’ field operations
  • Supporting field staff with coordination of construction activities with the owner
  • Supporting field staff with Coordination of Plans and Specifications with Field Conditions
  • Supporting field staff with Coordination of Shop Drawings, Submittals, RFIs, PRs, SIs, etc. with Field Conditions
  • Supporting field staff with Coordination of Shop Drawings, Submittals, RFIs, PRs, SIs, etc. with Plans & Specifications
  • Supporting field staff with Compliance of Work with Plans & Specifications
  • Supporting field staff with Compliance of Work with Authorities Having Jurisdiction

  • Full-Time Leader at the Jobsite for Entire Duration of Construction
  • Delivery of the Project On Time or Ahead of Schedule
  • Lead Project Superintendent
  • Oversight of All Field Supervision
  • Project Meetings with Owner and Design Team
  • Schedule / Facilitate Pre-Construction, Pre-Installation & MEP Coordination Meeting Requirements
  • Daily Management of Field Operations (Schedule, Quality Control, Cost Control, Safety)
  • Scheduling (Update Overall Project Schedule Weekly; Review Schedule for Critical Delivery and Production Issues; Produce Three-Week Short Interval Production Schedules (SIPS); Distribute / Discuss Schedule in Weekly Jobsite Meetings with our Foremen and Subcontractors’ Foremen)
  • Management & Coordination of Subcontractors’ Field Operations
