Pre-Construction Services
One of the keys to a successful project is our pre-construction services, where the greatest opportunity exists to have a positive impact on the cost, schedule, and value of the project- long before construction begins in the field. Typically, the pre-construction phase involves creating a detailed plan for the project, including schedule, design development, and budget estimating; as well as securing permits and gathering the labor and resources that will be required for the project.
Our goal is to provide owners with timely and accurate information so that they can make the most informed decisions and achieve the most value for their construction dollars, while meeting the needs of the project.
Project Scheduling
The project schedule is an effective tool for coordinating pre-construction and construction activities. As building systems and materials are selected, the project schedule evolves to include lead times and task durations, and is updated weekly during construction. We work with owners and the design team to establish an acceptable budget and overall project schedule, and determine site conditions, constraints, and phasing requirements.
Design Review and Support
Includes regular project meetings with the owner and design team to review design for constructability, coordination, and identification of potential conflicts. We evaluate LEED, Green Globes, or other sustainable design and construction requirements.
Budget Estimating and GMP
Budget estimating assists the owner with managing the project budget and includes schematic and design development budget estimates, establishing and submittal of Guaranteed Maximum Price (GMP), and setting up cost controls for construction.
Constructibility Reviews
Constructability reviews help the project team to anticipate and identify potential project challenges prior to beginning construction. With proper constructability reviews, delays in construction can be reduced, the amount of change orders minimized, and communication and relations among the project team improved.
Value Analysis
During value analysis, we proactively identify, evaluate, and price potential cost saving alternatives in an attempt to improve the overall value of a project. The goal of this phase is to ensure the best possible value, while still meeting the requirements of the project- with the lowest cost to resources, budgets, scheduling, and project success.
Long Lead Items
Maintaining the construction schedule on any building project is paramount. A construction project can be heavily impacted or derailed by certain items that may take a long time to obtain, such as specialty pieces of equipment, materials not commonly used, or custom fabricated items. During pre-construction, we anticipate for the possibility of any long lead items, and develop a plan to accommodate those items at the earliest possible stage.
Subcontractor/Supplier Procurement
Our multi-faceted approach to develop subcontractor and supplier interest in a building project includes contacting subcontractors and suppliers, submitting a preliminary list of potential bidders to the owner, working with the owner to finalize the bidders list, distributing and advertising for bids, evaluating bids received, and submitting the final tabulation of bids to the owner. This approach has been proven to cultivate the most interest, maximize value, and provide the most benefit to owners.
Bid Packaging, Solicitation, and Award
Our management team has long-standing relationships with subcontractors and suppliers in the construction community, and continually seeks to broaden the base of subcontractors and suppliers qualified to perform the work on our projects. Our list of bidders has been developed over many years of experience in the construction industry and includes local, regional, and national subcontractors and suppliers.
Permits
Building permits ensure the safety of commercial construction projects. We manage the permit process to secure you and your project’s success. Obtaining the correct permits for a building project assures the project is built to the current code, and inspected for safety and compliance concerns.

Scheduling
- Coordination of construction activities with the owner
- Schedule and facilitate MEP coordination meetings; pre-construction/pre-installation meeting requirements; testing and inspection requirements; IBC special inspection requirements; MEP coordination process; and commissioning process
- Schedule and confirm lead times/delivery dates for shop drawings, submittals, and materials and equipment
Field Operations
Field collaboration is essential for fostering a productive, safe, and positive work environment in a construction project. By properly managing, planning, and responding to all the moving parts on a jobsite, we can better produce successful and high-quality projects.
- Daily management and coordination of field operations and subcontractors’ field operations
- Weekly job site meetings with our foremen and subcontractors’ foremen
- Coordination of plans, specifications, shop drawings, submittals, and requests for information (RFIs) with field conditions
- Compliance of work with plans, specifications, and with authorities having jurisdiction
Change Order Management
The Guaranteed Maximum Price (GMP) will establish the maximum cost of construction for the project, except for any subsequent owner-initiated changes in the scope of the project. Clark Contractors devotes a great deal of effort into clear communication during the bidding process, and early resolution of issues in pre-construction and construction, to minimize the potential for change orders.
Project Close-Out
During this phase, we ensure that work done on the project has been completed to contractual obligations, represents the quality desired, and also adheres to specifications and code. Project close out includes the following processes and objectives:
- Develop and complete punch list from start of construction through substantial completion
- Completion of design team’s punch list
- Video-recorded owner training sessions for all systems prior to occupancy
- Hard bound copies of as-builts and close-out documents
Warranty Program
Clark Contractors serves in partnership with our clients to make their vision reality. Our Warranty Program includes:
- One year contractor’s warranty
- Extended warranties specified on major building systems or equipment
- Project team available to resolve any issues throughout the warranty period
- Year-end walk through with owner and architect at end of warranty period
